Do you know of any lender that will do a combination loan going up to 125% LTV and let you do the interest only on the first mortgage also letting qualify with the interest only payment. 2nd mortgage does not matter what program just need 125% LTV

Go to lenderlab.com, and sign up, and enter your scenario. This would be my best suggestion.

Are you using lenderlab.com in your office. Have you been able to submit hard to do loans using their service?

Lenderlab used to be in our office complex. They moved out a while ago to a different office complex. Not sure if they were downsizing or expanding. But they gave our office a free account. I rarely use it if that gives any indication. Overstock.com now takes their space I would rather have a freebie overstock.com credit line. I'm working on it at the cafeteria.

You might want to try http://www.weirdloans.com (yea it sounds weird but ok and free) as well as http://www.brokeroutpost.com/loans/brokers/prequal_dispatch.asp

You will need to sign up for both of them but they are free.

Can anyone tell me if you know of any lenders that do an interest only loan for a becaon score of 544? Preferably servicing Florida?

Need more information. Is this for a purchase or refi? Is this 100% LTV or 85% LTV? Is this full doc or stated? Give me a call and I can better answer your question after speaking with you.

US Bank 1st td up to 100% interest only, concurrent with Irwin Home Equity 125, I have closed many of these. Best to keep the 1st td at 90%, there is a dramatic rate increase from 90 to 100. Irwin will qualify the 1st td at the interest only payment as long as the 1st td is I/O for at least 3 years.

US Bank has their own 125, but loan amount is limited to $50k and only $25k can exceed 100%. Best to use outside 125.
