- On some loans a mortgage company may act as a lender, on other loans - as a broker (or they may act as a lender in one state and broker loans in some other states).
- Mortgage lenders (brokers) authorized to originate loans in your state may be based in another state. This fact doesn't mean that you should always prefer a local lender. Sometimes, out-of-state lenders have better mortgage products.
