General Information About The Program

Where are your leads coming from?

Our leads are generated by customers who are actively searching online for mortgage financing. A prospective borrower looking for a mortgage loan finds our site through a search engine and fills out the Loan Request Form on our site, permitting lenders to contact them. We don't participate in any type of mass e-mailing or other unethical means of generating mortgage leads. is the only lead generation web site that we currently own and operate.

We do not have an e-mail address yet. Can you fax leads to us?

Yes. However it will cost you an additional $0.20 per lead. All loan requests will be converted and immediately sent via fax directly to your office.

I am interested in your lead program but do not have a web site. Can I participate without one?

Yes. The web site is not required. Leads are sent to your e-mail address or faxed to you directly.

We are a licensed mortgage brokerage business not a lender. Is the program available to us?

Yes. However, you are only allowed to receive leads from the states you are licensed to broker mortgage loans in.

Is it possible to filter leads by loan size and LTV, i.e. only take leads above a certain loan amount and with a certain LTV?

No. You cannot select to accept leads with a certain loan amount or with a certain LTV. We believe it does not make much sense to automatically sort leads by loan size or by LTV as borrowers may enter incorrect loan amounts or loan balances, so errors may occur frequently.

Can I restrict leads to a certain area within the state, e.g. receive leads by county instead of from the entire state?


Please tell me how fresh your leads are?

The leads are routed to you immediately and automatically. After a prospective borrower fills out the Loan Request Form on our web site it will take about 5 seconds for you to get the lead.

I am ordering 50 leads. Will those come all at once or will they be sent as you get them?

We cannot send all 50 leads at once. The leads are sent automatically as they are filled out. You will receive one lead at a time.

How many leads per week could we expect to receive?

Do you have any information or ideas that could help me to close some of these leads?

We recommend contacting the borrower as soon as you get the lead, so you can be the first to earn their business.

I have been buying leads off of the Internet for 5-6 years. I have tried many different lead generation sites and have paid as little as $3 per lead up to $30 per lead. I have found that no matter what price you pay, the leads are pretty similar. My goal is to close 1 out of 10 leads, but if I only close 1 out of 20, and don't pay more then $10-15 per lead. I am going to be way ahead of the game.

It's a numbers game. Consider it an investment in your business. Also, keep in mind, you have to be competitive when you quote rates and fees because these people are shopping you. I have also found it advantageous to buy leads from the state I work in. I'm sure its harder closing deals across the country.

Do you sell exclusive leads that are only sent to one person/company?

No. We don't sell exclusive leads. There are a number of reasons and one of them is that we cannot guarantee that our site visitors are not actively shopping around.

To get a realistic view of what exclusive leads actually are, you should ask each of the prospects about the number of other sites they applied at. Our many years of experience prove that some borrowers complete loan request forms at several web sites, similar to ours, simultaneously and after completing online forms, continue shopping on their own either on the Internet or locally. When you contact such prospects, they usually claim to have already been contacted by several lenders.

Despite the fact that any reputable exclusive leads provider guarantees that you are the only one getting their leads, the most common complaint that we get from lenders coming from our competitors is that such 'exclusive leads' are by no means exclusive.

However, taking all the above into account, we are considering to start testing real-time leads delivery on an exclusive basis @ $45.00 per lead.

How many brokers do you send each lead to?

Each lead is sent to no more than five participants.

What if my state has more than five lenders that is registered with you and they all have the same criteria for the leads? How do you determine which 5 companies you send the leads to?

We choose lenders randomly.

Is every lead sold to 4 other companies?

No. As it is stated in our Operating Agreement, each lead is sent to no more than five participants. Many loan requests are delivered to 1 - 3 lenders only.

Which states do you have the fewest mortgage companies in? I really would not like to compete against 4 companies every time.

I am a lead broker. Can I get leads wholesale from you?

We do not sell leads to lead brokers, nor do we buy leads from wholesale lead companies.

I'm a lead reseller and looking for 5-14 day old leads. Do you sell to lead resellers?

We do not sell old leads.

Could you please send me a small sample of your leads to contact (for free)?

I am part of a very large team of 1,000+ Loan Originators throughout the country (and growing daily), and we are looking for the very best source of Mortgage Leads we can find. I have explored your website, and would like to request that you send me a small sample of your residential mortgage leads to contact (refinance leads would be best). If they are the quality that we imagine they will be, I will not only utilize your services myself ongoingly, but more importantly I will share them with my whole network of loan originators.

Do I have the option to cancel this service if I'm not satisfied with your leads?

You are free to cancel at any time.

However, we would appreciate if you share your thoughts on how we can make the quality of the leads better. We are constantly working on improvements to our program and your opinion is of great importance to us.

Signing Up

How long will it take to set up a new account?

Once you have submitted a complete application, it will be processed within 2 - 3 days and you will be notified via e-mail when processing is complete.

How long does it take to get my first lead?

Your order will be fulfilled subject to availability. Depending on the type of lead and state you are ordering from, there may be up to a one week waiting period before you receive your first lead. The more states you select, the quicker we can fulfill your order. Normally you'll receive your first lead within 1 - 3 days after payment is received. However, please allow several additional days if your lead requirements are too stringent.

How do I receive my leads? Please explain.

Leads are sent to your e-mail address or faxed to you directly depending on which option you have selected on your application.

Can I have more than one account with Mortgage-X?

No. At this point we allow only one account per company (or per person).

Another loan officer in my office is currently receiving mortgage leads from your company and is very pleased with the results. Can I get leads from you as well (under a separate contract)?

Yes. However, we do not allow to subscribe more than two loan officers from the same office.

If more than one person from the same office subscribes for leads will we receive duplicates?

If you wish to exclude your co-worker from getting the same leads as you, please log into My Account and complete our Mutual Exclusion Request Form. Our system will automatically eliminate the same leads from being sent to your accounts. This will ensure you are not competing against one another. Please note that excluding your co-worker from getting the same leads as you may reduce your number of leads per week.

Making Changes

How do I log into My Account?

To log into My Account go to the Manage Your Account page, enter your Username and Password, and click the "My Account" button. The My Account Main Menu will display, offering the following choices:

  • Change the e-mail address (fax number) at which you receive leads
  • Update the list of states you participate in
  • Change your lead requirements
  • Update your billing and/or contact information
  • Change your password
  • View your real-time account balance
  • View your account history
  • Order more leads and generate an invoice
  • View your leads delivery log
  • Submit duplicate or bogus leads for immediate refund
  • View your returned ('bad') leads list
  • Exclude your co-workers from getting the same leads as you
  • Put a temporary hold on the leads to you
  • Cancel your account
  • Contact our support team

I forgot my username and password.

If you forgot your username and password please complete the online form and your username/password combination will be emailed to you.

I would like to change the email address (and/or fax number) you send the leads to, if possible. How do I go about doing this?

You can easily do it online via our site:

- Log into My Account
- Select the Change E-mail / Fax Number option from the My Account Main Menu
- Follow the onscreen prompts.

I need to update the list of states we participate in. How would I do this?

To add/remove states:

- Log into My Account
- Select Update List of States from the My Account Main Menu
- Follow the onscreen prompts.

Please note that you can only receive leads from the states that you're licensed or authorized to make loans in. 

How do I change my lead requirements? I would like to narrow (or broaden) my parameters of the type of customer I am looking for.

All you need to do is:

- Log into My Account
- Select Change Lead Requirements from the My Account Main Menu
- Follow the onscreen prompts.

How can I start to receive more leads? Will I receive leads on a more frequent basis if I deposit more?

You will not receive more leads per week if you add more funds. Our system is configured to send you as many leads as our web site can generate based on your current lead requirements and the number of other customers purchasing leads from the same states. To receive more leads per week you should broaden your lead requirements or add more states. Currently this is the only way to increase your number of leads.

For the number of leads per week (per month) you should expect from our lead program, click here. Enter your desired lead requirements and click the Submit button. You will get the average number of leads per week you can expect based on the information you provided and the number of leads submitted on our web site weekly. You cannot receive more leads than it is calculated by this web page.

My company has relocated and/or changed phone/fax number. How do I update our company and billing information? 

Follow these simple instructions:

- Log into My Account
- Select Update Account Information from the My Account Main Menu
- Review your current information and enter desired changes
- When you are finished, click the Submit button.

The information you can easily change online include: your company contact information (mail address, phone number, e-mail, etc), billing information, and/or information (e-mail, phone, etc) about an existing contact. You are also able to replace who is acting as the contact for your account.

Our company underwent a name change, and I need to have you change your records accordingly. What is the procedure?

You will need to fax us confirmation on your company letterhead that your legal name changed. We will then make the necessary changes for you.

I participate in your program as an individual. How do I modify my account information: change my phone number, etc.?

You can easily make most changes to your account information via our site: 

- Log into My Account using your username and password.
- Select Update Account Information from the My Account Main Menu
- Review your current information and enter desired changes.
- When you are finished, click the Submit button.

Please note that transfer of an account from one person to another is not considered to be a modification and requires a new account.

How do I transfer my account to another person?

If you participate in our Program as an individual, you are not allowed to assign your account to somebody. The only way is to close your account and have the new person fill out the application on our web site and open a new account.

If you participate in our Program as a company, you can replace who is acting as the contact for your account.

Invoicing and Payment

How do I know what the current balance is on my account?

We maintain a real-time balance of the amount left in your account. You can check it at any time via our site. To check the current balance please log into My Account.

Is there a discount that you may provide for large volume purchases?

No. There are no volume discounts at the present time.

Can you get credit for a lead that has bogus information so you were not able to contact the borrower?

If the prospect intentionally gave incorrect information (for example, John Doe, 123-456-7890, and the like), or is a child, or there is no way to contact the prospect because the loan request contains incorrect phone number / e-mail address, you may return leads for immediate credit.

To receive credit:

- Log into My Account
- Select Get Credit for a Lead from the My Account Main Menu
- Select a lead
- Fill out the requested information
- Click the Get Credit button

What are the costs per lead and are there any set up fees?

We will charge you $6.00 for each lead delivered to you by e-mail. If you prefer the leads to be sent to you by fax there will be an additional $0.20 per lead charge. There is no setup fee.

What is the minimum amount you require to be placed in an account to start receiving the leads?

Our minimum order is 15 leads ($90.00) Reorders have a 50 leads ($300.00) minimum.

Canceling Your Participation

How do I cancel my account?

If you would like to cancel or close your account, you can do it at any time via our site: 

- Log into My Account.
- Click on the Cancel Account link.
- Fill in the required information. We would also appreciate if you give us the reason for canceling your account. 
- When you are finished, click the Submit button.

You will receive an email confirmation that your account has been closed. Please note that the person requesting the close or cancellation must be the contact person for the account or someone authorized by that person.

If I cancel my account, do I get a refund?

Yes, if you have a credit balance greater than $25.00. Your account balance less an account cancellation fee of $25.00 will be refunded within 30 days*.

* All payments credited to your account on or after 1/1/2005 are non-refundable.


How long have you had your longest standing customer (i.e. a customer that has been actively doing business with your company)?

Our longest standing customer received his first lead on 07/21/1998.

How do I get listed in your database of lenders?

Do you offer banner advertising?


A lead generation company has a web site and the front page of the site has your logo / site name on it. Are you aware of this website? What is the connection between the two of you?

The only lead generation web site that we own and operate is: Unfortunately, quite a few number of lead generation companies are using our web site content.
